The Most Recent Site Visits

These two photos were of different times, however, I have put them together to compare the building progress made in a decent amount of time. In these two site visits: the first image presents how only the front profile of the project is covered in scaffolding while the rest is seemingly complete on the outside, as well as the blue protective cover on a section of the building to prevent materials from falling out and becoming damaged or harming any individuals. Contrastingly, in the second image (final site visit) I noticed that the scaffolding was completely finished and there was minimal blue covering on the building. I also noticed that the hoarding around the project that provides safety, security, and protection for the public and construction employees had been taken down suggesting that the project was almost complete and only needed a few more things to do. Moreover, I did notice that the lower ground floor had barriers surrounding indicating the work that had to be completed was mainly on the lower floors.

To conclude Hillfort House By Student Roost has demonstrated environmentally conscious actions in what they build and is socially aware in their mission, thus making Student Roost an excellent company to accommodate students.

The Following Site Visit

On this site visit, I was further away however I got a photo from a different angle, in the image you can see that the roof is where they store a lot of the construction materials thus the cranes are needed in moving materials around, I also observed that although there is still scaffolding on the right side of the project, it does not have blue protective covering which could suggest that section is almost complete.

On this site visit, I could see that the project was very progressed as the earth and groundworks were complete as well as the brickwork. I could also see the scaffolding still up on the project.

The First Site Visit

On the first site visit, I could see that a few of the windows still needed to be fitted and the majority of the project was covered in scaffolding there were two cranes and two loading bays which indicated a lot of heavy material needed to be transported around the site.

 

More Insight Into the Project And Sustainability…

I have found that Hillfort House has made a true effort to be more sustainable and has been designed to achieve a BREEAM excellent rating comprising a 5 to a 7-story building made up of 380 newly built student accommodations with amenity space. The spaces available in Hillfort House range from 1,500 (140m2) to 12,055 (1,120m2), with a rent guide of £22/sq. ft.

The project has been designed by Morgan Carn Architects and developed by the main contractor McLaren Property and subcontractor HG Construction. The Cheyne Capital CRECH program has granted the project a £46 million loan to build and open ahead of the 2022/2023 academic year.

The Hillfort House is expected to receive a BREEAM excellent rating because it meets the minimum requirements set out in policy CP8 of Brighton and Hove City Plan Part 1 for a major new build scheme, resulting in a 19% carbon reduction improvement over part L of the building regulations and an ‘optional’ water efficiency standard. Furthermore, the project made planning considerations to discourage students to have cars such as encouraging bicycle use, placing bike stations outside the accommodation, and having more bicycle storage units and nearby public transport. In addition, the project would also meet other policy requirements, such as reducing the heat island effect and improving on-site ecology. Solar shading would be installed on the south-facing elevations, which would then meet the thermal comfort standards required for the BREEAM rating to avoid overheating.

The project name is Hillfort House by the company Student roost.

The project is at 1 Moulscoomb way, Brighton, Sussex, BN2 4PB on the corner of Moulscoomb Way and the main A-270 Lewes Road (known as the ‘academic corridor’), forming one of the main routes into Brighton City Centre. Moulscoomb Way comprises mainly office, industrial and retail warehouse premises.
